For a first home, compare total monthly cost and cash to close, not just the advertised price.
Our comparison criteria
- Price "from", exactly as the builder publishes it
- Home types (single-family, townhome, etc.)
- Home sizes (square feet, bedrooms)
- HOA dues, assessments and PID/special district charges
- Lot premiums
- Included features vs. paid upgrades
- Current offers, with their terms and end date
The biggest incentive isn't always the lowest total cost. Same criteria for every builder; we don't rank builders.
How we compareWhat to check in this situation
- Compare total monthly payment (principal, interest, taxes, insurance, HOA/assessments) across communities.
- Ask whether your loan type (FHA, VA, conventional) works in the community.
- Ask for the included-features sheet so you know what upgrades would cost.
- Read the terms and end date of any offer; check whether it requires the builder’s lender.
- Ask the builder about its agent registration policy before your first visit.
