What to ask each builder
- What is the base price today for the plan and lot I want, and what is the lot premium?
- What is included standard, and what do buyers of this plan typically spend at the design center?
- Is landscaping, fencing or window coverings included?
- What are the HOA dues, and is the community in a PID or SID? For how long?
- What are the written terms of the current offer: lender required, contract and closing deadlines, eligible homes?
- What is your agent registration policy for a first visit?
- What does the warranty cover, and for how long?
How we built this
Counts include communities each builder's website lists as active, checked in the last 90 days. Prices are the builder's exact wording; the range uses the lowest and highest published starting price. Offers count as current only with published terms and an end date. Anything we couldn't verify shows "Unknown".
Our comparison criteria
- Price "from", exactly as the builder publishes it
- Home types (single-family, townhome, etc.)
- Home sizes (square feet, bedrooms)
- HOA dues, assessments and PID/special district charges
- Lot premiums
- Included features vs. paid upgrades
- Current offers, with their terms and end date
The biggest incentive isn't always the lowest total cost. Same criteria for every builder; we don't rank builders.
How we compareSources
Every price, home type and offer comes from the builder's own website. Each row links to the page we read and shows the date we checked it. Builders change prices and offers often; confirm with the builder before you sign.
Build Smart Utah is run by Landon Musselman · Licensed Utah buyer's agent · Equity Real Estate - NRE. We don't rank builders, and the criteria are the same for every builder. How Landon is paid is explained for your specific purchase before you sign anything.
