Order uses the number in the builder's wording. Range wording sorts at the middle of its band: "low" adds about $16K, "mid" about $50K, "high" about $83K ("High $200s" sorts near $283,000). Counties are ordered by their lowest listed price.

What a starting price leaves out

HOA dues

Many townhome and planned communities charge monthly HOA dues that a starting price does not show. Ask the builder for the current amount and what it covers before you compare monthly costs.

Lot premiums and options

A starting price is usually the lowest-priced plan on a standard lot. Corner, view or larger lots, elevations and design-center selections are added on top.

Total cost

See what Utah new construction costs beyond the base price, and run your own numbers in the calculators. For loan terms, talk with a lender.

How we built this

Included: communities the builder's website lists as active, checked in the last 90 days, with a starting price marked verified and a parsed number under $500,000. Excluded: conflicting prices (listed separately above), communities without a published price, and sold-out or no-longer-listed communities.

How we compare

Sources

Every price, home type and offer comes from the builder's own website. Each row links to the page we read and shows the date we checked it. Builders change prices and offers often; confirm with the builder before you sign.

Utah New Construction is run by Landon Musselman · Licensed Utah buyer's agent · Equity Real Estate - NRE. We don't rank builders, and the criteria are the same for every builder. How Landon is paid is explained for your specific purchase before you sign anything.

Questions buyers ask

What should I ask on a first visit to a builder?

Ask for written pricing (base price, lot premium, options), the incentive and its expiry, and which lender it requires.

The CFPB says the way to judge a loan offer is to compare Loan Estimates from several lenders.

General information only, not lending advice; ask a licensed mortgage lender about your situation.
